Notes

What we are working on.

Short dated notes on the buildings: what was bought, what was permitted, what was finished and re-let. Newest first. The same notes are posted to Petir's Facebook and Instagram.

2301 N. Leavitt refinanced

The seven-unit corner building in Bucktown finished its cycle in October 2026: bought in 2024, renovated through 2025, fully re-let, and now refinanced on a long-term loan against the finished building. Buy, renovate, hold, refinance. It stays in the portfolio.

Framing up at 1743 N. Whipple

The new house in Logan Square is framed: walls up, rough mechanicals going in, the long run of the main floor already readable from the front door. Built with Nexus Construction; four bedrooms, three and a half baths and an office when it is done.

New porches and a cedar fence at 3801 N. Albany

Outside work first at the Irving Park three-unit: the rear porches were rebuilt in new lumber, a cedar fence now runs the side and rear of the lot, and the interior has been taken down to the studs ahead of the new kitchens. The siding and windows are next.

3501 N. Damen joins the portfolio

An 1891 five-unit on a corner lot in North Center, bought in October 2026. The plan: redevelop it into seven completely renovated rental units, held long term.

4050–52 N. Central Park joins the portfolio

A 1923 brick five-unit in Irving Park with five outdoor parking spaces, bought off-market in October 2026. The plan: update the apartments, bring rents to market and hold it.

4650 N. Hamilton goes under contract

A 1908 brick four-flat with an 1894 coach house and a two-car garage on a corner lot in Lincoln Square, a few doors from a building Petir already renovated on the same street. Closing this autumn; the plan is a full renovation of every apartment and the coach house, then a long hold.

Heron's Nest is for sale

The six-cottage resort on Paw Paw Lake in Coloma, Michigan, bought in 2022 and rebuilt cottage by cottage, is on the market. It has run as a short-stay property since the renovation; the listing is with a commercial brokerage in Southwest Michigan.

Plans issued for 1743 N. Whipple

Drawings are out for the new house in Logan Square, a four-bedroom, three-and-a-half-bath single-family with an office, built in partnership with Nexus Construction on the lot where an unfinished house was taken down. It will come to market on completion.

New kitchens at 3801 N. Albany

The three-unit building in Irving Park bought last year is in full renovation this year: new kitchens in every apartment, baths rebuilt, and the systems brought up to date before the units are re-let.

Permits approved at 944 N. Damen

The city approved the permit set for the three-storey brick building on the Damen corridor in Ukrainian Village. The ground-floor storefront converts to a live/work unit and the five apartments above are fully renovated, with the masonry restored as part of the same job.

2301 N. Leavitt renovated and re-leased

The seven-unit corner building in Bucktown, bought in 2024, was renovated through 2025 and is fully re-let. It is held, not sold, like every building Petir finishes.

Gut renovation complete at 1311 W. Ohio

Six units in West Town, including two coach-house apartments, taken down to the structure and rebuilt in a single phase. Bought in 2024, finished and leased in 2025.

2607 W. Haddon joins the portfolio

A six-flat in Humboldt Park acquired in 2025. Rather than empty the building, the apartments are being updated one at a time as tenancies turn, so the building keeps earning while it is brought up to Petir's standard.
